Some people have asked about HOA Dues, so the following is offered to help clarify:
How much are dues? HOA Dues are $25 per year per lot owner. A lot owner having multiple lots pays just $25 per year.
What does paying dues get you? Paying dues makes you a "Member in Good Standing" and allows you to vote. It also means the HOA will look out for your property and notify you of encroachment, squatters, trash, etc. Newsletters, periodic notices and updates of events and activities are also provided. And, you can ask the HOA to check on your property and answer any questions you might have. Also, you can ask the HOA to consider doing things that will benefit the area.
Significant past projects of the HOA include protecting water rights and purchasing and installing street signs. Street signs are particularly helpful to emergency responders and people trying to locate their lots.
The HOA can notify members of lots for sale and try to generally connect buyers and sellers via mass email or the Newsletter. Negotiations and transactions are private and the HOA will not be involved.
Am I a member if I do not pay? Yes, all lot owners are members and all lot owners are obligated to comply with HOA Covenants and with the County Building Code and Zoning Regulations.
