Meeting.  A meeting will held October 17, 2020 at 1:00 at the La Veta Library.  Attendees at this time are limited to six people by the library due to COVID-19.  If you are not a Board Member and would like to attend please let me know at rc3hoa@aol.com and we'll see what we can do.

Building Code.   Questions regarding building code have been asked many times lately.  The following is offered for clarification:

Can a 10x12 shed with a second story be built?  No. The County will allow a 10x12, single story shed without a permit as will the HOA.  A two story shed is not allowed by the County nor the HOA.

Any structure,even smaller than 10x12, requires HOA approval.

Any structure larger than 10x12 first must have HOA approval before the County will approve.  Structures built larger than a 10x12 shed without HOA and County approval will be reported to the County.

The minimum size for a residence is 600 square feet per the County and the HOA.  A permit is required.  Proof of water acquistion is required (drill a well or haul water).  A septic system is required by the Health Department, County and HOA.

Please contact the County for Building Code Requirements.  The County has said by Resolution an HOA, if existing, must approve before the County will review or approve.  This applies to Rio Cucharas Phase 3.  Property owners in Phase 1 or 2 and Greenhorn Village apply directly to the County.  Any one can report violations or potential violations on the County website.
