The HOA attended the County Commissioner's Meeting to discuss the influx of people living in the area on lots they do not own and in conditions in violation of County zoning and building code. The County is aware of the issue and is working on the matter. Letters and notices have been delivered to some of the lot occupants.
There are two issues: (1) people living on lots they do not own and (2) people camping permanently on their own lots. To date, the HOA is not aware of any Phase 3 lots that this applies to. There are 10-12 lots in Phase 1 and 2 and Greenhorn Village that are in violation. Many of these lots have been purchased within the past two years. This is happening throughout the County (and other counties) and is in
many cases linked to the legalization of marijuana in Colorado.
Some of you have asked if there is any activity on their lot. To date, the answer is no. If you live out of town and are concerned about your lot, please let the HOA know and we will take a look at your lot for you. You can contact us at rc3hoa@aol.com or rc3hoa@gmail.com.
